Lot prices include HOA membership and use of common property. Individual members can build unique homes subject to certain guidelines intended to foster a friendly, attractive, healthy and ecologically responsible neighborhood. Homebuilding prices start at approximately $150 per square foot and we allow homes sizes from 1500 to 10,000 square feet.

Shared commons include 115 acres of woods and meadows, a lake with a dock for swimming, a mile of secluded Catoctin Creek frontage, a big barn, and the common house. The common house is like a large clubhouse, where members can share optional meals, home office support, guest rooms, a playroom and library -- and where we create our own classes and seminars, arts, music and entertainment. All houses and commons will be connected by walking paths.

Location: 11 miles north of historic Leesburg in Loudoun County, Virginia, a rural suburb of Washington, D.C.. We are also just 12 miles from charming, historic Frederick, Maryland. The Catoctin Creek Village site is close to the many high-tech employers along the Dulles Greenway and Tollroad corridor. We are 20 miles from Dulles International Airport, and 5 minutes to the MARC station at Point of Rocks, MD, where you can catch the commuter train and get to Union Station in downtown D.C. in 1 hour, or Rockville in 30 minutes. The Loudoun County public schools are highly rated. The school bus stops right at our entrance, where we plan to build a cute shelter for the kids. Lovettsville Elementary is 6 miles away, while Blue Ridge Middle School and Loudoun Valley High are another 9 miles down the road. There are also a number of private schools in the area including Loudoun Country Day, The Banner School, Barnesville School, The Hill School, The Foxcroft School, and Notre Dame Academy. In addition, Loudoun County has a growing home-schooling community.

We are 7 minutes from historic Lovettsville, boasting a cute library, a community center with swimming pool, and restaurants ranging from pizza to haute cuisine. A new Town Center is coming to Lovettsville soon too! We're 20 minutes from both Fredrick, MD and Leesburg, VA shopping and entertainment. Each town has an Oldtown which offers cobblestone streets lined with small shops and provincial restaurants. Modern malls (including a new complex of discount outlets) conveniently circle the outskirts.

Like boating? You can canoe down the Catoctin Creek to the Potomac. Or lauch into the Potomac river at the public landing 4 minutes away.

Structure: Similar to other cohousing communities, Catoctin Creek Village is self-governing. Our legal structure is a homeowners' association and we use formal consensus process for decision-making. Dues are $165 per month per household. A list of key decisions is available upon request. The spirit of our rules is to encourage mutual respect and cooperation. Monthly participation requirements are 4 hours of community work and cooking one meal as part of a team. Flexibility takes the form of work-trading and a buy-out option.
