What is included in these prices? Each lot includes private road access, buried phone and electric utility access, an installed well, and two certified drainfield sites (primary and reserve).

Our Home Owners' Association has the best community property in Loudoun County! Catoctin Creek Village common property is 115 acres of private conservation land with both woods and fields, 1 mile of secluded Catoctin Creek river frontage, and the 3,500-square-foot Common House overlooking the community lake and barn.

Essentially, you are buying a large country estate, shared with 17 other households and including your own private lot.

How can a bigger lot be cheaper than a smaller one? Lot price is not directly related to lot size. Many factors effect the market values. For example, lots 1, 2, 3, and 4 have long views of the mountains. Lots 12 and 13 have views down to the lake and are adjacent to the nature preserve. Lots 4, 6, 7, and 8 all look out over a large, common field. Lot 9 is relatively large and secluded, with many trees. The conservation lots -- 16, 17, and 18 -- all have great mountain views and are almost completely surrounded by the nature preserve.

How about houses? Our developer, Proximity LLC, is a licensed Virginia Class-A Builder creating customized, energy efficient homes of all sizes. Prices range from $175 per square foot.

Move right in! Choose one of the homes already planned for 2005 delivery. Alternatively, choose one of the many floor plans available, or ask Proximity to design your home to your exact specifications. Proximity offers several fuel-saving options, including passive solar design, active solar and ground-source heat pumps.

Proximity prefers to use modular building technology because it is predictable, with quality better than traditional "stick built" homes. Modular homes are also healthier and environmentally low impact. After touring many factories, Proximity found the best: Avis America Homes and earned their certification as an approved builder. Avis is employee owned, so their quality is excellent! Also, Avis provides many custom options that other modular factories do not, including Energy Star certified homes, low-E windows, and hardwood floors.
